Thank you to Lucy Clayton for featuring me as No. 2 in the Financial Times list of 'Who to call to buy in the Cotswolds.'

Lucy perfectly describes what we see every day. Buying in the Cotswolds has become a complex dance of off-market deals, who-you-knows, and membership-style gates to entry. The right buying agent isn't a luxury. They're the key.

Blue skies and sunshine this morning at the Arthur Swallows, Decorative Home & Salvage Show in the grounds of Bathurst Estate, Cirencester Park.

Now in its fourth year, the show has become a firm favourite in the Cotswold calendar. It’s the perfect show for interior lovers to hunt for antiques, salvage, garden statuary, original art, vintage finds and upcycled pieces in marquees and open-air pitches

Did you go to the show this weekend?

If you’re scrolling Rightmove every evening looking for your dream home, find out why you should consider instructing a buying agent.

The Cotswolds property market is fast, relationship-driven, and a lot of the best homes are gone before they’re ever listed online.

As a buying agent, I work exclusively for my clients, finding properties, attending viewings, negotiating on their behalf, and managing everything through to completion day.

And if you’re relocating from London, or overseas, doing all of that from a distance makes having the right person on the ground even more important.

Ready to access the best off-market homes in the Cotswolds?

Get in touch to arrange a discovery call with me.

If you missed my reel on Saturday, here are a few more photos of Brook Farm, Cranham, an exceptional country home set within 10.57 acres of ornamental grounds, trout lakes and rolling Gloucestershire countryside.

Tucked away in a private valley between Cheltenham and Gloucester, known for its picturesque villages, excellent schools, cosy country pubs and beautiful walking routes across the Cotswold hills, offering the perfect blend of rural peace and everyday convenience.

Built by the current owners in 2001, the house is full of character with subtle inspiration from a Scottish shooting lodge.

Alongside the main house, there’s an impressive range of outbuildings plus a separate two-bedroom lakeside cottage with its own sun deck overlooking the water.

Norcote House near Cirencester is a handsome Georgian country house, thoughtfully refurbished to honour its classic proportions while introducing a calm, design-led interior. The result is a home that feels both elegant and entirely liveable, warm, cohesive and finished to an exceptional standard throughout.

Beyond the main house, a wisteria-draped coach house adds a whole new layer of flexibility. Two beautifully self-contained apartments, a generous one-bedroom on the ground floor and a spacious two-bedroom above with its own private entrance, offering accommodation for guests, extended family, staff or potential income.

Set within approximately 20 acres, the grounds are equally compelling. Rolling pasture and parkland unfold to the rear, complete with a ha-ha, paddocks, a walled garden and a range of outbuildings including a barn, workshop and stores. Whether for equestrian use, lifestyle farming or a rewilding vision, the land offers genuine scope.

Homes of this scale, quality and acreage are becoming increasingly hard to find in the Cotswolds. Norcote House presents a rare opportunity to acquire a beautifully finished country home with space to grow, evolve and truly make your own.

I had a client contact me after months of obsessively checking Rightmove.

She knew exactly what she wanted, a Cotswolds bolthole to escape the city. But every time something promising appeared online, it was already gone.

This is what I do. I work exclusively for buyers, not sellers, not agents, to find, negotiate, and secure the right property for them in the Cotswolds. Most of what I find never appears on Rightmove!

Her words afterwards:

“I never thought I would be the kind of person using a buying agent. However, after the ease of buying my dream property, expertly negotiated and completely managed by Sam. I don’t think I’d ever buy a house any other way now.”

If you or someone you know has been searching for the right Cotswolds property and not finding it, I’d love to have a conversation.

Nowell House is a beautifully composed Queen Anne house, in one of the Cotswolds’ most sought-after villages, where proportion, presence, and a sense of place come together with effortless grace.

Inside, light moves from room to room, creating interiors that feel calm, generous and quietly refined.

It hasn’t been overworked or over-modernised and that’s its strength. Nowell House offers a rare opportunity to own a thoughtfully update a home where the architectural integrity is already in place. A house to shape, not replace.

Outside, the garden feels like a natural extension of the house. Enclosed and carefully considered, it offers privacy and a series of spaces to follow the sun throughout the day, from morning coffee to long summer evenings.

Set in the heart of Bisley, one of the Cotswolds’ most unspoilt villages, you have the best of both worlds. Peaceful countryside living, with Cirencester, known as the capital of the Cotswolds, just 10 miles away, and Cheltenham within easy reach for its shops, festivals and racing calendar.

The property has just come onto the market with The Country House Department

Some of the most beautiful homes are never listed, never advertised, and never seen, unless you know where to look.

That’s where working with an independent buying agent changes everything.

From charming stone cottages tucked away in quiet villages to one-of-a-kind country estates, the best properties are often shared quietly, behind the scenes.

Instead of scrolling endlessly through listings that don’t quite fit, you get:

🌿 Access to homes you wouldn’t otherwise see
🌿 A search tailored completely to you
🌿 Expert guidance (and negotiation) every step of the way
🌿 A far more discreet, considered approach to buying

If you’re considering buying in the Cotswolds and want a clearer, more informed approach, get in touch to book a call with me.
