I was asked the question, what is more important Sales or Marketing?
I said: 👉 If I had to pick:
• Marketing is slightly more important to win instructions (sellers).
• Sales is slightly more important to close deals (buyers).
Marketing
Creates desire and trust before the buyer even calls.
• Uses professional photos, videos, social media, property portals, premium publications, signage to reach a wide pool of potential buyers.
• Puts the property in front of the right type of buyer (affluent, international, local, etc.).
• Builds the brand’s reputation, so sellers want to list with you in the first place.
👉 Without strong marketing, the property won’t stand out in a crowded market.
🤝 Sales in property
• Is the personal interaction that takes all that interest and turns it into an offer.
• Involves viewings, negotiations, handling objections, guiding the buyer and seller through the process.
• Builds relationships and trust with the seller (so they stay loyal) and the buyer (so they feel confident to pay a premium).
• Without strong sales skills, enquiries from marketing could fizzle out.

• Marketing gets the phone ringing.
• Sales gets the deal signed.
• In property, especially luxury, marketing often creates the perception of exclusivity and prestige, while sales delivers the personal touch and persuasion that makes someone.
