A quick update for anyone interested in the local housing market around Ixworth and Mid Suffolk…

The local market has remained surprisingly steady this year, with average property prices across Mid Suffolk now sitting around £319,000 — roughly 2.4% higher than this time last year.

We're still seeing good demand for:
✔️ Family homes
✔️ Character cottages
✔️ Properties with gardens & parking
✔️ Move-in ready homes

Detached homes continue to perform strongly locally, while buyers are being much more selective if a property needs lots of updating or is priced too high.

One noticeable trend this year is that buyers are taking a little longer to make decisions, but realistically priced homes continue to attract solid interest and sales.

Rental demand across Suffolk also remains very strong, with rents continuing to rise.

Overall, Ixworth continues to be a very desirable village location thanks to its community feel, countryside setting, and good access to Bury St Edmunds and surrounding areas.

The spring market in Bury St Edmunds has been interesting so far this year.

While the wider property market has seen its challenges nationally, buyer activity across Bury St Edmunds and the surrounding Suffolk villages still appears relatively strong particularly for well presented family homes in desirable locations.

Homes offering:

🌿 gardens and outdoor areas
🚆 commuter convenience
🏫 access to schools

continue attracting solid interest.

One thing that stands out is how lifestyle driven many buyers now seem to be. Space, countryside surroundings, and quality of life are clearly influencing decisions far more than they did a few years ago.

It’ll be interesting to see how the market develops as we move further into summer.

The Bury St Edmunds market is still active, but it has become far more price sensitive than many sellers realise.

We are currently seeing what I would describe as a “two speed market” locally:

âś… Homes that are well presented, realistically priced and strategically launched are still attracting buyers and selling within sensible timescales.

⚠️ Overpriced homes, even good ones, are often sitting on the market for months while buyers wait, negotiate harder, or move elsewhere.

Stock levels remain higher than previous years, giving buyers more choice and creating greater competition between similar homes.

At the same time, wider economic uncertainty and mortgage affordability are making buyers more cautious nationally.

The interesting part?

Bury St Edmunds still benefits from strong long term fundamentals:
• Excellent schooling
• Strong links via the A14
• Lifestyle appeal
• Demand from Cambridge commuters and London movers
• Continued investment and expansion around the town

So despite the headlines, correctly positioned homes are still selling well.

The gap between “asking price” and “achievable price” is simply becoming more visible in 2026.

The market has not stopped.
It has just become more intelligent.

Not collapsed. Not crashed. But buyers are far more selective than they were a few years ago.

Pricing strategy, presentation and launch momentum now matter more than ever.

The first two weeks of marketing are critical. That is when a property creates excitement, attention and buyer competition.

I am seeing too many homes sit on the market for months because the initial strategy was based on optimism rather than genuine buyer behaviour.

Good homes are still selling well. But in today’s market, buyers analyse everything. Presentation. Specification. Energy efficiency. Value. Location.
