According to a recent Sunday Times article the Chancellor is expected to announce a Β£300 million tax crackdown on second-home owners who rent out their properties!

He will scrap tax breaks for landlords who use the furnished holiday lets (FHL) regime, which allows them to deduct the full cost of their mortgage interest payments from their rental income and pay lower capital gains tax when they sell the property. It is hoped that by ending the FHL regime will help ease the housing crisis in popular destinations such as Cornwall and the Lake District, where local people struggle to find affordable homes. It will also help raise funds towards a proposed reduction in income tax.

According to a think tank, a landlord earning Β£30,000 a year in rent from a property under the FHL regime can save Β£4,000 a year in income tax compared with a normal long-term let. They can also reduce their capital gains tax bill by tens of thousands of pounds when they sell. There are about 127,000 properties in the UK registered under the FHL regime and the chancellor hopes that abolishing it will persuade landlords to sell or switch to long-term rentals, increasing the supply of housing for local residents.

Holiday home landlords must complete a fire risk assessment before renting out their property and formally record the assessment in a written document, displayed somewhere in the property. For small properties with simple layouts you can complete the fire risk assessment yourself, however generally it is recommended to be done by a professional.

Some of the key rules include:

πŸ”΄ If a fire knocks out internal lighting, there should be an alternative source e.g. rechargeable torches or street lighting.

πŸ”΄ Escape routes should be lined with fire doors and smaller properties should have self-closing fire front doors. Locks on exit doors shouldn’t require a key to open from the inside.

It is often the little touches that can really make someone's holiday, so here are a few tips on what you can include to make your guests holiday even more special:

1. Provide a welcome pack with places to visit and popular restaurants and pubs etc.
2. Holiday essentials go a long way in case your guests have forgotten them e.g. soap, washing up liquid, toilet paper etc.
3. Consider items for children if you're appealing to families, or items for dogs if you accept them such as food bowls and throws
4. In case of rainy days, provide a few board games, books or DVDs
5. A personal handwritten welcome letter
6. Some local produce to welcome guests, like a fresh loaf of bread

What type of mortgages are available for holiday lets?

Many like the idea of owning a holiday home for their own breaks and hiring it out in between to help pay the mortgage, however they cannot be purchased with a normal residential mortgage, even if you intend to live there yourself for long periods. So either a buy-to-let or specialised holiday let mortgage will be required.

While there is a limited choice of lenders available, there is still a reasonable selection of mortgage types including fixed rate, discounted variable and variable. 'Interest Only' mortgages are common, where you repay the capital when you sell the property or at the end of the term. For 'Repayment' mortgages the lender normally insist on a shorter term than the usual 25-30 years. However because of the increased risk, interest rates are likely to be higher, plus a bigger deposit of around 25% of the purchase price is normally required.

Finally, always be upfront and open with mortgage lenders on how you intend to use the property and how you intend to finance the out of season periods. Affordability checks are likely to be tighter than normal and require supporting evidence about your ability to take on the mortgage.

Thinking of running a holiday let ? You will need to know the tax rules if you want to ensure a viable business...

Here is some advice:

🏠 If you have a home you are renting out, then you must declare the income to HMRC on your Tax Return as you may need to pay income tax.
🏠 If your rental income for the year does not exceed the VAT threshold you may not need to pay VAT, however if you do exceed the threshold you will, always check if this applies to you.
🏠 Furnished holiday lets are treated as a trade, so you may be entitled to certain tax benefits such as capital allowance.
