"The new tram line is coming." 🚋 Is it, though? And when?

Infrastructure promises are a recurring feature of Costa Blanca property marketing — tram extensions, motorway junctions, marinas, shopping centres. Some are genuinely funded and under construction. Others have lived in a planning office for a decade and will comfortably live there for another.

Paying a premium for future infrastructure is a bet. Reasonable if funding is confirmed and construction has started. Poor if the only evidence is a rendering on a hoarding. 🏗️

Blue flag beaches are not evenly distributed along this coast. 🏳️

Some stretches have consistently excellent water quality and well-maintained sand. Others deal with seasonal algae, posidonia accumulation, or simply less municipal investment in cleaning. It varies by cove, not by town, and it changes what your summers actually look like.

Nobody photographs the algae.

Certain streets and certain ground-floor properties flood in a way that repeats — old ramblas built over, drainage that can't cope, garages that fill. Local people know exactly which addresses. New buyers, viewing in dry June sunshine, have no way of knowing.

Some beautiful inland spots sit 40 minutes from the nearest health centre and considerably further from a hospital with an emergency department. That's fine at 50. It's a different calculation at 75, or with a condition needing regular appointments, or when a parent comes to stay.
