Major Housing Update for First-Time Buyers in Canada
On March 12, 2026, the federal government passed Bill C-4: The Making Life More Affordable for Canadians Act, which introduces a significant new tax rebate designed to help first-time home buyers.
The biggest change is the First-Time Home Buyers GST/HST Rebate on new homes.
This program allows eligible buyers to recover up to $50,000 of the GST (or federal portion of the HST) when purchasing a newly built home or pre-construction condo.
How the rebate works
• Homes under $1 million qualify for a full federal GST rebate
• Homes between $1 million and $1.5 million qualify for a partial rebate on a sliding scale
• Maximum rebate is $50,000
Who qualifies
To be eligible:
• Buyer must be 18+ and a Canadian citizen or permanent resident
• Must be a first-time home buyer (or not have lived in a home they owned in the last 5 years)
• The property must be the buyer’s primary residence
• The home must be new construction or substantially renovated
• Purchase agreements must be signed between March 20, 2025 and 2031
The buyer must also take possession of the home before 2036 and be the first occupant.
Why this matters
For buyers considering new construction or pre-construction condos, this rebate can significantly reduce the effective purchase price.
For example:
A $900,000 new home could qualify for roughly $45,000 in tax savings.
Programs like this are designed to encourage more housing construction while helping first-time buyers enter the market.
It will be interesting to see how this impacts new development and pre-construction projects here in Victoria.

Some homes are listings.
Some are chapters of someone’s life.

Life forced me to slow down, refocus, and handle things that mattered more than production numbers. I stepped back where I needed to — but I never stopped showing up where it counted.
