April Market Update ✨

The Vancouver market is doing something interesting right now.

Sales were almost flat compared to last April, but the story changes depending on the property type. Detached homes are starting to show more activity, while townhomes and condos are moving a little slower.

There is also a lot more inventory out there. Metro Vancouver had 16,236 active listings in April, which is nearly 38% above the 10-year seasonal average. So buyers have more choice, and sellers still need to be thoughtful with pricing.

Benchmark prices stayed fairly steady month over month, which tells us the market has not swung dramatically in either direction. It is selective, segment by segment, neighbourhood by neighbourhood. Tiny market, many moods. (April weather energy, honestly.)

I’ve always loved Austin and Texas homes have such a specific feeling — warm and a little earthy. This one has beautiful texture throughout, from the timber ceilings to the way the garden frames the whole space through the windows. Unique, cozy, and very easy to like.

Vancouver Special on Main Street is one of those places I always end up staying longer than planned.
