July brought a bit of a summer slowdown to Metro Vancouver.

Home sales were down 9.8% year-over-year, with 2,061 properties sold — 18.6% below the 10-year seasonal average.

The biggest shift came from apartments, with sales down 17.8%.

Benchmark prices also moved lower:
• Detached: $1,822,900 ↓ 7% year-over-year
• Townhomes: $1,030,400 ↓ 6%
• Apartments: $688,000 ↓ 7.5%

With the sales-to-active listings ratio sitting at 13%, buyers have more room to be selective, while sellers need to be especially thoughtful about pricing and presentation.
