The Ontario government has announced a temporary removal of the full 13% Harmonized Sales Tax (HST) on new homes valued up to $1 million. This measure will run from April 1, 2026 to March 31, 2027.
 
Eligible buyers could receive up to $130,000 in savings. For homes priced between $1 million and $1.5 million, the full rebate still applies, then gradually decreases for higher-priced homes, down to approximately $24,000 for homes valued at $1.85 million.
 
This initiative aims to make homeownership more accessible, especially as taxes, development fees, and construction costs continue to drive up prices.

The province estimates this could:
* Create up to 8,000 new housing starts
* Support 21,000 jobs
* Boost Ontario’s GDP by $2.7 billion
Who Qualifies?
To be eligible, buyers must:
* Sign a purchase agreement between April 1, 2026 and March 31, 2027
* Purchase the home as a primary residence or qualifying rental
* Meet construction timelines:
* Primary homes: start by Dec 31, 2028 and complete by Dec 31, 2031
* Rental properties: complete by Dec 31, 2029
This program builds on existing HST rebates for first-time buyers and is expected to deliver $2.2 billion in tax relief, with support from both provincial and federal governments.
