📉March stats for the GTA



The Toronto Regional Real Estate Board reported 5,039 home sales in March, a modest 1.7% increase compared to March 2025. However, active listings declined significantly, down 8% compared to this time last year.

Home prices continued to trend lower, with the average selling price down 6.7% to $1,017,796.
Month-over-month, prices remained relatively stable, the average selling price saw a small increase compared to February 2026.

Buyers continued to benefit from substantial negotiating power on price across major market segments last month. This explains why average selling prices decreased year-over-year. However, if market conditions continue to tighten, as they have in March, selling prices could start levelling off as we move through the remainder of 2026.

As the GTA’s new housing supply of all home types continues to decrease, the federal and provincial governments made a historical announcement regarding HST relief to spur new home sales and construction. Beginning April 1st and ending March 31st, 2027, the Ontario government, in partnership with the federal government, will offer a full HST rebate (up to $130,000) on new homes valued up to $1 million. Homes valued between $1 million and $1.5 million receive the flat maximum rebate of $130,000. Eligibility applies to all buyers, including investors and repeat buyers.

📉January stats for the GTA

With frigid temperatures and significant snowfall across the region, the Greater Toronto real estate market has started 2026 at a slower pace.

There were 3,082 home sales reported in January, down 19.3% compared to January 2025. Active listings increased by 8.1% year over year to 17,975, bringing the months of inventory across all home types to 5.8 months. This suggests that the market is shifting toward buyer-friendly conditions, offering more choice and improving affordability.

The average selling price was $973,289, a decline of 6.5% compared to January 2025. With the Bank of Canada recently announcing no change to interest rates, mortgage rate stability combined with declining prices is expected to encourage more buyers to re-enter the market and take advantage of current conditions.

With market conditions expected to improve later this year, buyers should be actively looking for opportunities now. As activity increases throughout the year, prices are likely to begin trending upward.
