Edmonton’s housing market is shifting into fall. 🏡
September brought more choice for buyers, fewer sales and a little more time to make a move across the Greater Edmonton Area.
There were 3,864 new residential listings during the month — up 7.2% from August and 11.3% from last September — while 1,959 homes sold, down 8.5% month-over-month and 10.3% year-over-year.
And while activity has cooled, prices certainly haven’t disappeared.
The average residential selling price across the Greater Edmonton Area was approximately $466,000, down just 0.8% from August but still 2.9% higher than September 2025.
By property type, September’s Greater Edmonton Area averages came in at:
• Detached: $570K
• Semi-Detached: $413K
• Row/Townhouse: $290K
• Apartment/Condo: $209K
So, what does all of that mean?
For buyers, more listings and longer days on market may mean more opportunity to compare, negotiate and find the right home without quite as much pressure.
For sellers, homes are still selling — but with more competition entering the market, pricing, presentation and a strong marketing strategy matter.
And that’s where having the right people behind your next move makes a difference.
Moe Yassin and Madeline Sarafinchan bring the experience, market knowledge and guidance to help you understand what the numbers mean for your situation — whether you’re thinking about buying, selling, investing or simply wondering what your home may be worth today.
