"What should we do before we list?"

It's one of the most important conversations we have with sellers — and in the Comox Valley, it matters more than most markets.

Buyers here are inspection-sensitive. They're paying attention to the details, and so are their inspectors.

The honest answer is that there are really two ways to approach listing your home.
The first is wholesale. Do the minimum, price accordingly, and accept that buyers will factor every imperfection into their offer. It's a valid choice — but it comes with a cost.

The second is retail. Address the things buyers notice before they have a chance to. Roof moss cleared. Crawlspace vapour barrier in good shape. Perimeter drains flowing. Heat pump serviced. Fresh paint where it counts. Thoughtful staging that helps people picture themselves living there.

When buyers walk into a home that's been well prepared, they're not mentally calculating what needs fixing. They're imagining moving in.
