1) since Covid , construction cost increased 43%

2) To move forward the cost of building apartments are getting far more expensive than the one of townhouse and house . It means the new project approval and new supply will reduce significantly.

3) Australian Affordability is getting worse with high inflation and rate hikes after 2021/ 2022 of low interest rates . With the political tension between Iron and US , it further pushes the living costs high.

As a consequence-
the value of existing properties and current off-the-plan opportunities is set to rise as replacement costs climb.

Wise investors, do not wait for the market to "cool" or so called “right time” to jump in , simply the cost of building a home is heating up today and less affordable.
