Vivid Sydney is one of those winter rituals that makes the city feel lighter. A simple night out where Sydney looks different for a few hours.

This year, the festival runs from 22 May to 13 June, and the Light Walk is designed to be easy to do at your own pace. The trail stretches across the CBD precincts, linking Circular Quay and The Rocks, Barangaroo and Darling Harbour in one connected route.

Most of the Light Walk is free, and the core viewing window is typically 6pm to 11pm each night, which makes it an easy weeknight plan as much as a weekend one.

If you’ve been meaning to go, consider this your nudge. Vivid concludes on 13 June, and it’s the kind of outing that resets the week without needing much planning.

A 34% clearance rate is a meaningful shift in market tone. It usually signals less urgency, more caution, and more campaigns that don’t conclude cleanly under the hammer.

For buyers, that often creates opportunity. Competition softens, vendors become more open to post-auction conversations, and the negotiation window can widen, particularly when expectations were set in a stronger market.

The biggest winners in conditions like this are often astute buyers who are trading within the same market. If you’re selling and buying in the same cycle, the shift can work in your favour when the strategy is aligned on both sides.

This is also the time to lean on professional advice. Not to overcomplicate the process, but to negotiate calmly and secure the best possible outcome when the market is offering more flexibility than it has in recent seasons.

In today’s market, “renovate or renovated” is really a question of risk and certainty.

Renovated homes often achieve a premium because they remove the unknowns. With build costs rising and timelines unpredictable, many buyers will pay for a finished outcome they can move into with confidence.

Renovating can still be the right strategy, but only when it’s measured. Overcapitalising is the common trap. The most effective uplift is often in the fundamentals, kitchens and bathrooms, lighting, paint, and cohesive presentation.

And original homes still hold value, particularly in tightly held pockets where buyers want a clean canvas and long-term upside.

El Alamein Fountain is one of those Sydney landmarks that has become part of the fabric of the city.

Set within Fitzroy Gardens in Kings Cross, its distinctive “dandelion” form is instantly recognisable. Designed by Robert Woodward and opened in 1961, it also holds a deeper purpose as a memorial to the 9th Division and the Battle of El Alamein.

It’s a reminder that some of Sydney’s most familiar places carry meaning quietly. A landmark you can enjoy on an ordinary afternoon, while still remembering why it exists.

A vacancy rate of 1.7% is still a tight rental market. It signals limited choice for tenants, strong competition, and why quality rentals in the Eastern Suburbs continue to lease quickly.

For investors, it reinforces a simple point. Demand remains structural in this region, but selection matters. The right property, in the right pocket, with the right fundamentals, is what performs.

For renters, it’s a reminder to plan early and move decisively when the right place appears.

Did you know Greater Sydney is made up of around 658 suburbs across 33 local government areas.

It’s a useful reminder that Sydney isn’t one market. It’s a collection of micro-markets, each shaped by its own supply, buyer demand, housing stock and local amenity.

That’s why broad headlines rarely tell the full story. In practice, value is often found by understanding the specific pocket, not just the postcode.

Sometimes the most meaningful part of this work is what clients don’t have to carry.

The constant second-guessing. The weekends lost to inspections. The uncertainty around value, timing, and what sits beneath the surface of a property.

When the process is handled properly, things become calmer. The brief sharpens, the search becomes more focused, and decisions are made with clarity rather than pressure.

To my clients, thank you for the trust. It’s a privilege to advocate for you, to protect your position, and to help you buy well in a market that can be anything but simple.

Federal Budget night is scheduled for Tuesday, 12 May, and from a property perspective, the detail will matter far more than the headlines.

The key areas worth watching are housing supply, first home buyer support, and any measures that influence how quickly new housing can actually be delivered. In practice, these tend to have the most meaningful impact over time.

It will also be important to watch for any signals around investor settings, build-to-rent, and broader housing support. These decisions may not shift the market overnight, but they do shape sentiment, confidence and, in some cases, the pace of activity.

As always, property rarely moves on one policy setting alone. But Budget night can offer an early sense of where the pressure points, and the opportunities, may sit next.
