In the Eastern Suburbs, the best homes tend to share a few consistent fundamentals. A quality position. Good aspect and natural light. A functional floorplan. Parking, where it matters. And scarcity, whether that’s land, outlook, architectural character or a tightly held pocket.

These are the details that continue to hold value beyond a single market cycle. Finishes can be changed and interiors can be improved, but position, light, flow and rarity are much harder to replace.

Part of buying well is knowing when not to buy.

There are times when a property looks right on the surface, but the deeper checks tell a different story. Poor strata records. Flood risk. Oversupply in the surrounding pocket. A difficult floorplan. Or simply a price that doesn’t stack up against comparable sales.

These are the moments where discipline matters. The goal is never just to secure a property. It is to secure the right property, at the right level, with the risks properly understood before you proceed.

Sometimes the best advice we can give a buyer is to walk away. Not because the search has failed, but because a missed property is far better than the wrong one.

Annabelle’s words are a lovely reminder of why the right process matters.

In a market where quality stock was limited, access mattered, but so did patience. The goal was never to push them towards something that wasn’t right. It was to listen carefully, understand what they did and didn’t want, and keep the search focused until the right home appeared.

Once it did, the strategy shifted to negotiation. Securing a home they loved, at a price they felt comfortable with, is exactly the kind of outcome we work towards.

Buying can be stressful, especially when supply is tight. My role is to make the process feel clearer, calmer and better supported from the first conversation through to exchange.

Spring is traditionally when we see more property come to market.

Sellers often wait for the warmer months, when gardens present well, homes photograph beautifully, and more buyers are actively looking. For buyers, that can mean greater choice, but also a more competitive environment.

The question this year is whether increased stock will be matched by genuine buyer depth. If listings rise but demand remains selective, there may still be opportunities for prepared buyers to move calmly and negotiate well.

As always, seasonality is only one part of the picture. The real advantage comes from understanding the conditions in front of you, and knowing how to respond.

After more than two years of major building works, the Brett Whiteley Studio in Surry Hills has reopened to the public.

It’s one of Sydney’s most intimate cultural spaces, and the place where Brett Whiteley lived and worked in the final years of his life. Since 1995, it has been cared for by the Art Gallery of NSW, preserving not only the work, but the feeling of the studio itself.

The reopening exhibition, Brett Whiteley: Chapters 1970–79, brings together works from one of his most significant creative periods, including paintings, drawings, sculptures, ceramics, photographs and sketchbooks.

A lovely one to revisit, or to finally discover if it has been sitting on your Sydney list.
