‎اختيار منطقة ما زالت في مراحلها الأولى وتتوافق مع رؤية حكومة دبي؟ ممتاز. الاستثمار قبل أن تكون مستعدًا ماليًا؟ غير مستحب. شراء نفس العقار لأن أحد أفراد العائلة استثمر فيه سابقًا؟ ليس سببًا كافيًا. ترك أموالك في البنك؟ مقبول، لكنه ليس الخيار الأفضل. اختيار مستشار عقاري بناءً على خبرته ونتائجه؟ ممتاز. والاستفادة من خطط السداد لبناء محفظة عقارية؟ استراتيجية ذكية إذا تم اختيار العقارات بالشكل الصحيح.

لا تستثمر فقط بسبب الخصم أو لأن شخصًا آخر حقق أرباحًا. الاستثمار الذكي يبدأ بدراسة المشروع، المطور، حجم المعروض، والطلب الحقيقي في السوق.

المشاريع محدودة المعروض، الواجهات المائية، والمطورون الموثوقون غالبًا ما توفر فرصًا أقوى على المدى الطويل. أما الاعتماد على الدفعة الأولى فقط دون خطة مالية واضحة، فهو مخاطرة لا أنصح بها.

Invest or Pass? 💰

Never invest just because there’s a discount or because someone else made money. Smart investing starts with understanding the project, the developer, the supply, and the long-term demand.

Limited-supply communities, waterfront properties, and trusted developers often offer stronger investment potential. But buying with only the down payment and hoping to sell before the next installment is a risk I’d avoid.
