As we approach the end of 2025, it is important to clearly state one fact: the real estate market is not frozen. It is active, functioning, and steadily moving forward—but it is also selective, value-driven, and more informed than ever before.

This year highlighted a maturing market where both buyers and sellers are cautious, strategic, and data-focused. Transactions are happening daily; however, not every listing converts into a deal, and not every buyer finds immediate success. The reason is alignment—between pricing, market demand, and expectations.

Market Reality in 2025

We continue to see strong interest from online owners ready to close, as well as qualified buyers actively searching. The challenge arises primarily in the secondary market, where some owners are demanding prices that exceed current market appetite. In many cases, demand for these specific properties does not justify the price level being requested.

Property owners are understandably trying to maximize returns, especially after recent appreciation. At the same time, buyers—particularly cash buyers—are focused on value, realistic pricing, and in some cases, distress or underpriced opportunities. When these two perspectives do not align, deals stall.
